First week of May 2021

It was time to pay installments of our investment loans as always at the beginning of the month. We paid back 502,54 € principal and 23,05 € fees and interests. Even though we have fixed principal payment through loan time, we usually round it up so that payment is even number. We also have possibility to reduce our principal payment down to 0 at will. Total amount of this usable flexible portion is 10 % of original borrowed amount.  We haven't used the flexible portion at all yet. 

This week we reinvested our dividends and made a few small purchases. We bought 4 shares of Tesco Plc @2,2621 £ and 7 shares of Sampo @40,70714 €. Tesco Plc purchase will increase our 2021 income by 0,43€ and Sampo by 11,47€. 

We received following dividends:

• 44,17 € from Verizon 
• 162,88 € from AT&T
• 88,48 € from Fortum

So the first week of May was pretty decent, even though we had only three dividend payers. We received total of  295,53 € which is 56,3% of our whole month's target. 

End of April

We had a great last week of April. We received some surprise dividends as we had not included all the payers in our forecast. This week we made two small purchases. We bought 3 shares of Sabra Healthcare REIT @18,30120 USD. This will increase our 2021 dividend income by 1,91 €. We also bought 5 shares of Tesco Plc @2,24529 £. This will increase our 2021 dividends by 0,34 €.

So total amount of passive income in last week of April was 218,02 € which was a lot more than expected.These dividends raised our April dividend income to 658,77 € and we reached the goal of 525 € clearly. Now we are 137,82 € ahead of our target pace. 

This week we also reached a milestone of 25 000 € received passive income from 2008 to today. We have received some dividends earlier than 2008 but we do not have any records for those.

 

 

4th week of April 2021

This week was very uneventful one. We did not make any purchases but still our dividend income increased because Johnson & Johnson announced quarterly dividend increase from 1,01 USD to 1,06 USD. This raise increases our 2021 dividend income approximately by 4 €. So far our yearly dividends have risen every week in 2021.

We received following dividends:

• 1,44 € from Main Street Capital
• 26,65 € from Simon Property Group

So total dividends were 28,09 €. So far we have received 440,75 € in April and we are expecting to receive around 90 € next week. This would mean that we will reach the monthly target of 525 € in April after all.

 

3rd week of April

This week was a good one. We received bunch of dividends and reinvested them together with some new cash. This week we bought 22 shares of Sampo @ 40,905 €. Some of those went to tax advantaged account and rest to normal accounts. These purchases will increase our 2021 dividend income by 35,67 €

This week we received 182,62 € dividends, which is really good amount for us. So far we have received 345,01 € in April. We estimate that we will fall about 60 € behind our target pace. This is expected as our first month of quarter is usually weakest. We are expecting May to be our 2nd best month in 2021 and October to be our best month. 

 

2nd week of April

This week was pretty quiet. Brickworks ltd annouced interim dividend and it was raised by 0,01 AUD. The raise will increase our 2021 dividend income approximately by 2,53 €. We bought 12 shares of Sampo @40,78416 €. This purchase will increase our 2021 dividend income by 20,4 €. This week's activity increased our 2021 dividend income by 22,93 €

End of the March and quarterly summary

As month changed we had our investment loan payment time. We paid back 501,84 € principal  and 23,78 € fees and interests. 

During the week we made three small purchases. We bought 3 shares of Sampo @39,34 € and 3 shares of Fortum @22,97666 €. Also we bought 14 shares of Prospect Capital @7,93860 USD. These purchases will increase our 2021 dividend income to 14,04 €.

 In total dividend income was 93,1 €, but it is divided to two months. 

In March we received 688,25 in dividends and Q1/2021 total dividends amounted to 1579,05 €. As our target was 1575 €/Q, we caught up what we were behind. Now we are very slightly ahead of target pace. Dividends received in April are now 49,26 €.

Fourth week of March

This week we got some good news. Apple Hospitality Reit resumed dividend payments. The dividend per share are only 0,01 USD, but still it's better than nothing. This will increase our expected dividends in 2021 approximately by 8,35 €. 

We reinvested some dividends and bought 1 share of Fortum @22,78 €. This purchase will increase our 2021 dividend income by 1,12 €. So we were able to increase our dividend income only by 9,47 € this week. We are a bit short of investing cash this time of month. However, we have been able to increase our passive income every week this year.

• 0,96 € from Stellantis
• 47,06 € from Blackrock Inc
  

Stellantis dividend was not in our predictions. Our dividend income in March is now 644,66 € and 2021 1535,46. We should have received 1575 € at the end of this month to be on track for our 2021 target. Currently we are 39,54 € behind but we are still expecting to receive around 45 € dividends this month. There is a chance that we catch up what we are behind. 

 

Third week of March 2021

This week we finalized restructuring of our Finnish holdings in order to minimize the taxes. We bought back the Kone shares, which we sold last week, to this tax advantaged account as we still want to keep them. We did not buy Outokumpu back but instead we reinvested that money to Sampo. We bought 56 shares of Sampo @37,45286  €. This purchase will increase our 2021 dividend income by 95,2 € since we do not need to pay taxes of dividends paid by Finnish companies and received to tax advantaged account until we withdraw the money out. 

We received some news regarding our positions. Realty Income announced yet another dividend increase by 0,0005 USD. This increase is marginal but we are glad of every cent what we receive. This will increase our 2021 dividend income by 0,40 €. This week we have increased our annual dividends by 95,73 €. We try to increase our annual dividends every week, and we have been able to do it so far.

*Main Street Capital DRIP worth is estimation based on stock price on the moment we noticed the stock in our portfolio. We haven't received the actual price and remainders yet. We will set the numbers right next week when we receive the actual price of the share and remainder dividends. 

Total dividend income this week was 145,44 € and for March 591,69. We met the mothly target first time this year! And we narrowed the gap what we are behind. Now we are 92,51 € behind the pace we should be at. We are expecting to receive yet approximately 100€ this month. This would mean that we will catch up our target pace. 

 

 

Second week of March 2021

We had a busy week. We are doing a little reorganization with our holdings and we sold our Kone positions and Outokumpu positions. Next week we will buy Kone stocks back to another portfolio. We will not buy Outokumpu back. Outokumpu was our oldest position and we kept it a little too long. 

We increased our position in Sampo by 15 shares @37,87533 €. This purchase will increase our 2021 dividend income by 25,5 €.

Total dividend income was 255,02 € which is quite nice. Our March 2021 dividends are now 377,66 €. Dividendwise March has been pretty good so far. 

First week of March 2021

Our month started with investment loan payments. We paid back 503,09 € principal and 22,52 € interests and fees. The effective interest rate of our investment loans is currently approximately 1,26%, which is decent in our opinion. Our investment loan raises our ROE by 0,6% after taxes.

We did some restructuring in our portfolios and sold and bought back some Finnish stocks between portfolios. Due to price changes we lost 3 shares of Nordea and 27 shares of Taaleri in this operation. We will buy back those shares later. This rearrangement will raise our net dividend income approximately by 150 € in 2021. 

We bought 96 shares of Telus @20,34208 USD. This purchase will increase our 2021 dividends approximately by 48,75 €. We also reinvested some dividends and bought 2 shares of Sampo @37,49 € and 1 British American Tobacco @25,95488 GBP. These will increase our 2021 dividends approximately 4,4 €. We also bought 2 shares of Genuine Parts. This will increase our 2021 dividends approximately 3,40 €.

We received all dividends of the week on Monday:
