First week of September was pretty busy as we decided to work with our portfolio a bit. Since we reorganized our loans earlier this year we now have little extra money for investments every month.
As in every month, we had our installment of investment loan. We paid back 213 € of capital and 7,95 € interests and fees.
On 3rd of September we received 32,33 CAD dividends from Canadian Utilities which is approximately 22,10 €.
We finalised sale of some of our fixed assets and got some cash for investments. We opened few new positions and entered to new market this week. On 3rd of September we closed our Gladstone Capital Corporation position. We realized 134,99 € profit. The reason for closing the position was that stock price has risen too high. We increased our position in BlackRock by 3 shares @414 USD and 10 shares @415 USD. We also increased our position at Saratoga Investment Corp by 50 shares @25,09 USD.
On 4th of September we bought 2200 shares of Clime Capital @0,94 AUD and 100 shares of National Australia Bank Ltd.
On 5th of September we bought 100 shares of Cardinal Health @44,85 USD and 80 shares of Washington H. Soul Pattinson @20,80 AUD and we received interest income 0,22 CAD which is approximately 0,15 €.
On Friday we received 11,70€ dividends from Southern Co after taxes and fees deducted.
Our this week's passive income was 33,95 €.We only need to receive 557,53 € to reach this year's target. It seems that we will beat our estimate by 16%.

Last week of August
Last week of August was very quiet as we expected. We received our usual end month dividends, nothing else. From LTC Properties we received 7,17€ after taxes and fees and from Gladstone Capital Corp we received 4,74€ after taxes and fees deducted.
We find it very hard to find good stocks to buy with decent valuation. In our portfolio every stock which we would like to increase our holdings is at least 20% more expensive than our average price. We opened new position on Friday. 3 shares of Blackrock Inc @422,05 USD. We are still looking forward to make at least one buy next week. We are not sure yet if we are going to increase some of our holdings or buy something new.
In August we received 51% more passive income than last year's August. After the 8th month of the year we have accumulated 84,81% of our this year's target by collecting total of 3301,30 € worth of dividends.

3rd Week of August
Not much happened this week. We received dividends only from Main Street Capital. On Wednesday we received 20,32 € after taxes and fees.
Next week will be quiet too and then the last month of quarter starts after that. We have to make transaction on one of our portfolios to avoid bank fees for the next quarter. We planned to make a bit larger investment this time than just reinvest the dividends accrued in that portfolio. To finance the purchase we reduced our housing loan payment for next month by 1000 €. We still have a little more than 27 000 € allowance left to reduce our housing loan payments. If we pay back more, the allowance increases until agreed limit is reached. We planned to invest around 1200€ in first week of September.
Now we have accumulated 84,50% of our this year's target and we have increased our passive income by 55,32% YOY.

2nd week of August
This week was pretty good. We received a good amount of dividends this week. Week's first dividend payer was Whitestone. From Whitestone Reit we received 49,49 € after taxes and fees on 13th of August. On 14th of August we received excess cash dividends from Vodafone. After the DRIP we had remainder of 35 shares, which means that we received 1,40 € after fees deducted. Then on the 15th of August we received a lot of dividends. Actually from six companies. From Dream Global Reit we received 9,92 CAD after taxes, which is approximately 6,68 €. From Exchange Income we received 15,51 CAD after taxes which is approximately 10,45 € and from Inter Pipeline Ltd we received 36,46 CAD after taxes which is approximately 24,56 €. On the same day some of our US investments paid dividends too. From Realty Income we received 16,91 € after taxes and fees. From Senior Housing Properties Trust we received 22,41 € after taxes and fees. And week's last dividend was from Omega Healthcare Investors Inc. We received 49,29€ after taxes and fees.
Our this week's dividend income was 181,19 € raising our this month's dividends to 424,67€. In this week we exceeded our last year's August dividend income and last year's passive income. Our year over year passive income has improved by 54,36%. Now we have accumulated 83,98% of our this year's target. We still need to receive 623,70 € passive income to reach the target. After quick calculation we will exceed our estimation clearly although there has been some dividend cuts in our portfolio.
Our this week's dividend income was 181,19 € raising our this month's dividends to 424,67€. In this week we exceeded our last year's August dividend income and last year's passive income. Our year over year passive income has improved by 54,36%. Now we have accumulated 83,98% of our this year's target. We still need to receive 623,70 € passive income to reach the target. After quick calculation we will exceed our estimation clearly although there has been some dividend cuts in our portfolio.

The 1st week of August
Our week started with interest income. We received 14,13 CAD interests from previous month. This is approximately 9,55 €. We also opened new position on Saratoga investment. We bought 50 shares @24,70 with fees included at purchase price.
On 8th of August we received 10 € dividends from Nokia. Normally taxes are deducted automatically, but this was not the case this time. So we have to pay it later by ourselves when final taxation calculation is ready.
On 9th of August we received DRIP shares from Vodafone. We received 22 shares @149,09 GBX. This is approximately 34,95€. We will get cash portion of dividends later. Cash portion will be a few cents.
Sampo paid additional dividends by giving Nordea shares to owners. We received 8 shares @5,677. So we received 45,42€ additional dividends from Sampo. We were expecting these to arrive at 12th of August.
Now we have accumulated 79,70% of our this years target and we are 790,32 € away from target.
It seems that August's dividends will be higher than last year's August dividends were.

Last week of July
As a month turns to August we again paid back some of our investment loan. We paid back 213 € of capital and 8,10 € of interest and fees. We also withdrew 1908,06 from one fund and paid heavy taxes on that. The taxes will be adjusted to correct level at the end of the year. We received net 1266,95 € from that fund. We used this money to finalise our "debt restructuring program". Now all our remaining loans have interest rate less than 0,9 %, and monthly free cashflow raised by 645 €. What we actually did? We renegotiated the terms of our housing loan and paid back in full our car financing plans. We paid back both car financing plans two years in advance. This operation saved us additional 500 € in fees and interests. There is no real costs of paying plans in advance. The reason was that the monthly fees started to be more than interests.
And now the income part. On the 31st of July we received dividends from two companies. From LTC properties we received 7,09 € after taxes and fees and from Gladstone Capital Corp. we received 5,05 € after taxes and fees. On 1st of August we also received dividends from two companies, AT&T and Verizon. From AT&T we received 99,97 € after taxes and fees and from Verizon Communications Inc. we received 45,29 € dividends.
So weekly dividends were 154,95 € which is 4th best week so far this year.
Now we have accumulated 77,13% of our this year's target, 3002,54 € of 3892,78 €. So we are missing 890,24 €

4th week of July
We thought that there would not be much to write this week because we did not expect any dividends. We were wrong.
On 24th of July we received 20,20 € dividends from Main Street Capital after taxes and fees deducted. Next day we received 50,04 € dividends from Ocean Yield ASA after taxes and fees. Ocean Yield is still on our "sell" list. Now Kingdom of Norway owns us approximately 18 €. Ocean yield dividends may be cut down by 21,5 % in Q1/2020 as indicated by the company itself.
Since we did not expect any dividends in this week we prepared comparison of passive income to previous year. This year we have accumulated 56% more passive income than last year during the same period. The only month we fell behind from previous year was March, and explanation is simple. One company moved its yearly dividend payment from March to April.
At the moment we have accumulated 73,15 % of our this year's target. We are 1045,19 € short of our target.
On 24th of July we received 20,20 € dividends from Main Street Capital after taxes and fees deducted. Next day we received 50,04 € dividends from Ocean Yield ASA after taxes and fees. 3rd week of July
On the 3rd week of July we received dividends only on Monday. From Realty Income we received 16,74 after taxes and fees deducted. Also the cash portion of HSBC dividends landed on our account. The cash portion of the dividend was 4,79 €. From Dream Global REIT we received 9,92 CAD dividends after taxes, which is approximately 6,75 €. From Exchange Income Corporation we received 15,51 CAD dividends after taxes which is approximately 10,55 €. From Inter Pipeline we received 36,46 CAD dividends after taxes which is approximately 24,80 €
This week's dividend income was 63,63 €, which is pretty good on our standards. Now our total capital income for the year is 2777,35 €, which is total of 71,35 % of our yearly target. To hit the target we need to get approximately 49 €/week. Unfortunately we do not expect any dividends next week. And traditionally December has been quite weak month for us what comes to dividends. So to be on the safe side we need to generate approximately 60€/week dividends in those weeks that we are expecting dividends. Most likely we will hit the target. We will start slowly increasing our investments soon as we have pretty much finished our program to cut our liabilities and free the cashflow.
This week's dividend income was 63,63 €, which is pretty good on our standards. Now our total capital income for the year is 2777,35 €, which is total of 71,35 % of our yearly target. To hit the target we need to get approximately 49 €/week. Unfortunately we do not expect any dividends next week. And traditionally December has been quite weak month for us what comes to dividends. So to be on the safe side we need to generate approximately 60€/week dividends in those weeks that we are expecting dividends. Most likely we will hit the target. We will start slowly increasing our investments soon as we have pretty much finished our program to cut our liabilities and free the cashflow.

2nd week of July
Again a quite quiet week in investment sector.
This week we made a bit unusual investment to a fund. We do not usually invest in funds, but this time we did so because the insurance company has changed their loyalty program, which we hadn't noticed earlier. Investing in one or more funds managed by our insurance company raises the loyalty discounts by one tier. The company has 4 tiers, and we have been on 3rd tier earlier. By investing into the fund we raised us to the 4th tier, which means additional 4% discount to the insurance fees. We invested 100 €. This way we lowered our total insurance bill approximately 40 € annually. We are not expecting a lot of profits from this investment, but we hope that it will keep its value and beat the inflation. That is enough for us.
And now to the investment income for the week. On the 9th of June we received 24,52 € dividends from Main Street Capital after taxes and fees deducted.
The HSBC paid its dividends on the 11th of June. As we are participating the DRIP, we received 2 shares. The exact value is still a bit unclear, since we receive the report later on paper. The value is approximately 14,79 €. We will get cash dividend from fractional parts later, most likely next week.
Whitestone REIT dividends should arrive to our account later on today. We are expecting to get around 49 € net dividends. We will update the exact amount when the dividends arrive.

We also increased a bit of our investments in this week. We bought 5 shares of Johnson & Johnson @138,8 USD. We also bought 15 shares of Nordea bank @6,674 €.
Now our net capital income is 2625,28 €
