First week of November 2022

Month changed to November. It was again time to make our monthly investment loan payment so we paid back 322,19 € principal and 27,81 € fees and interests. We are little bit ahead of our payback schedule because we round up the payment to some nice even number. 

We are almost done with changing the broker. We are just waiting last dividends to arrive to old broker's account so that we can transfer rest of the money to our new broker. Then we can close the old account and we are done.  Last dividends arrive on 15th of November so we can transfer money on 16th. 

Dividend increases

Simon Property Group annouced a dividend increase. New quarterly dividend is 1.80 USD so increase is 0,05 USD/share. This will mean around 4,90 € increase in dividends in 2023. 

CSR increased interim dividend by 0,03 AUD so we will receive approximately 9,17 € more dividends in 2022 than anticipated. 

Third dividend increase this week was from Regency Centers. This is quite recently acquired holding in our portfolio. Regency Centers increased quarterly dividend by 4% increasing our 2023 dividends by 3,80 €.

Purchases

We bought 1 share of Capman @2,50 € with dividends received. That is the only transaction we made this week.

Total amount of capital income was 197,12 € which is fairly good for a week. Our September dividends were 736,79 € so we reached our monthly target also in September. Out of 10 months there are 3 months where we have not met the target. 

Capital income in November is now at 127,16 €.

Fourth week of October 2022

Yet another week is behind. This week we received two dividend increases. ExxonMobil raised dividend by 0,03 USD. This will increase our 2023 dividend income approximately by 2,85 €. Also Abbvie raised dividends by 5% to 1,48 USD. Abbvie's increase will raise our income by 8,90 € in 2023. 

We made one small purchase with dividends received. We bought 9 shares of Pacific Premier Bancorp @34,55 USD. This purchase will increase our 2023 dividends approximately by 10 €. 

We received following dividends:

  • 1 share of Main Street Capital worth 33,22 €
  • 15,43 € as a remainder of Main Street Capital DRIP
  • 4 shares of MidCap Financial Investment worth 42,84 €
  • -5,75 € for taxes from MidCap Financial Investment DRIP
  • 18,16 € from Clime Capital
  • 6,27 € from Canadian Imperial Bank of Commerce

Total amount of dividends was 110,17 €.

Third week of October 2022

This week was quiet dividendwise, but we had lots of activity since we are in middle of changing of broker. We moved all positions and cash from one broker to another. We can not close the account just yet since we have to wait accrued dividends to arrive. Last dividends arrive to old account on 15th November and after that we move rest of the money out and close the account. 

Dividend increases and purchases

Apple Hospitality increased monthly dividend by 0,01 USD. This will increase our 2023 income approximately by 13,5 €. 

This week we bought:

  • 45 shares of Regency Centers Corp @54,77733 USD
  • 4 shares of Canadian Imperial Bank of Commerce @60,29 USD
  • 24 shares of Kesko A @ 438,26

We expect these purchases to increase our 2023 dividend income approximately by 131 €.

  • 1,04 € from Orion Office Reit
  • 7,93 € from Apple Hopitality Reit
  • 43,10 € from Cardinal Health inc
  • 17,21 € from Brandywine Realty Trust

So we received total of 88,05 € dividends this week. We also received 1 share of Main street capital from drip, but since we don't know the price of the share yet we will report MAIN dividends next week when remainders are paid and taxes deducted from our account.

Second week of October 2022

Second week in October 2022 was a pretty ordinary mid-month week. We received about half of the mid-month dividends. 

Dividend increases

MSC Industrial Supply announced 5% increase in dividends. This increase will mean 2,45 € more dividends in 2023. Also Gladstone Investment announced 0,005 USD dividend increase in monthly dividends. This would mean only 0.51 € increase as our position is very small. Even though both positions are small, we are happy to receive these increases. In addition to dividend increase Gladstone Investment will pay additional dividend in December. 

This week we made only one small reinvestment and bought 2 shares of Kemira @11,90 €. Actually we are currently in process of changing one broker to cheaper one before new higher fees take effect.

First week of October 2022

First week of October was pretty ordinary. We received some dividends and reinvested part of them by purchasing 5 shares of Kemira @11.988 €.

End of Q3/2022

Third quarter is over. Although last month felt awful regarding the development of stock prices we managed to get positive progress in values of our portfolio. Of course a lot of this is explained by reinvestment of dividends and new money put on portfolio. Cash fell a little bit from last quarter. Investment funds decreased significantly since we moved some money to shares. Amount in shares grew a bit and investment loan decreased a bit faster than the plan is.

This week we purchased 1 share of Sampo @44,42 €. We estimate this to increase our 2023 dividends by 2,68 €.  We also bought 30 shares of Kesko A @18,32833 € which should increase our 2023 income by 22,35 €. We have now bought 5% of our long term target of Kesko A. We will keep buying Kesko now and then for long time if price is right.

This week's dividend income was 268,37 which is really good. September was our 3rd best month dividendwise this year even though our bank failed to deliver some of the month end dividends on time.  We ended up receiving 977,73 € in September and we would have reach the magical 1000 € in dividends if bank hadn't failed.

4th week of September 2022

Yet another week passed by. The week was pretty ordinary. We received dividends and reinvested them. The value of portfolio has decreased quite lot this week, but we do not really follow it. We focus more on following development of cashflow. The value of the portfolio is secondary. 

We bought following shares:

  • 12 shares of Kesko A @19,66333 €
  • 5 shares of Kemira @11,968 €

We estimate that these purchases will increase our 2023 income approximately by 15 €. It's not much but still it's progress. We now have 14 weeks' head start building 2023 portfolio.

Total amount of dividends received this week was 261,36 € which is better than average. We have accumulated 709,36 € so far in September. This means that we will exceed our target of 725 €. So far we have had only 3 months below our target pace, January, February and August. Rest of the months we have reached the target. In 2022 we have only reached next year's monthly target of 1000 € in April and May so we really need to put our cash to work.

Third week of September 2022

It happened on Friday! We reached our goal for investment income for 2022. Last year we set target at 8700 € and we reached that after Duke Energy dividends arrived. So from now on we will not follow how our transactions will effect on this year's income. Instead we start tracking and building our next year's cashflow. 

Next year we want to receive 12 000 € investment income to our accounts. That would mean 1000 € monthly cashflow. So target has been increased by whopping 37,9% from 2022.

This week KeurigDrPepper announced dividend increase of 6,7%. We estimate that this will increase our 2023 dividend income approximately by 1,50 €. Also Realty Income announced expected dividend increase of 0,0005 usd to monthly dividends. This will have around 0,60 € positive impact to our 2023 income.

  • 96 shares of Cibus Nordic Real Estate @162,51171 SEK. 
    • expected effect to 2023 income: +81,60 €
  • 9 shares of Kemira @11,96333 €
    • expected effect to 2023 income: +5,22 €

Above purchases cover almost 1 % of our next year's target.

Second week of September 2022

This week started by Verizon announcing expected dividend increase. Verizon increased dividend by 1,95% or 1,125 cnt/share. This will increase our 2022 dividend income approximately by 0,96 €. 

This week we bought 23 shares of Kesko A @20,24174. This purchase will increase our 2022 dividends by 12,19 €.

We received a decent amount of dividends:

  • 35,96 € from Johnson & Johnson
  • 1 Share of NN Group from DRIP worth 41 €
  • 15 € as a remainder from NN Group Drip
  • 11,34 € from Walgreens Boots Alliance
  • 19,69 € from Southern Co
  • 20,74 € from ExxonMobil

Total amount of dividends received was 143,73 €. We have now surpassed 40 000 € cumulative dividends received.

This week was time to for monthly investment loan payment. We paid back 291,12 € principal and 28,88 € interests and fees. We also went shopping. This week's purchases:

This week's dividend income was 225,27 €. Our total dividend income in August was 555,97 €, which is 3rd weakest month in 2022 so far. Most probably it will be 3rd weakest month of the year. 

September dividend income is now 131,01 € which is pretty strong start for the month.
