  • 5 shares of Tele 2 AB @114,84013 SEK
  • 6 shares of Canadian Imperial Bank of Commerce @62,87333 CAD

Kesko shares will increase our 2022 dividend income by 29,68 € and Tele2 AB approximately by 1,40 €. Purchase of Canadian Imperial Bank of Commerce will increase our dividends approximately by 3,20 €.

This week we received following dividends:

  • 16,06 € from LTC Properties
  • 17,79 € from Gladstone Commercial Reit
  • 0,63 € from Gladstone Investment Corp BDC
  • 1,51 € from Sabra Health Care Reit
  • 9,30 € from Cohen & Steers Infrastructure Fund

  • 73,74 € from Enbridge Inc

This week's dividend income was 225,27 €. Our total dividend income in August was 555,97 €, which is 3rd weakest month in 2022 so far. Most probably it will be 3rd weakest month of the year.

September dividend income is now 131,01 € which is pretty strong start for the month.

Fourth week of August 2022

As expected this week was very uneventful. We reinvested some of last week's dividends and we bought 1 share of Kesko A @ 21,36 €. This will increase our 2022 dividend income by 0,53 €.

We have been wondering if we should reduce risk of our portfolio and sell our positions in Saratoga Investment, as Saratoga investment's ability to pay dividends may be at risk. We have not yet made final decision as we have not been able to find suitable home for the money yet. If we sell our position on Saratoga now, we would realize around 7-8 % profit from it. If we can find suitable replacement for this position we most probably will sell SAR next week.

Dividendwise the week was quiet as well. We received only dividends from Royal Bank of Canada. We received 37,90 €. We were not sure if we were eligible for dividends from Bank of Montreal. We bought BMO 1 day before ex-date, so transaction wasn't cleared on time to us receive dividends.

3rd week of August 2022

This week was action packed week compared to last week.

We made a few purchases this week. We bought 10 shares of Tele2 B @119,123 SEK. This will increase our 2022 dividend income approximately by 2,80 €. We also bought 15 shares of Kesko A @21,856 €. This will increase our 2022 dividend income by 7,95 €.

Dividends received this week:

  • 13,18 € from Main Street Capital
  • 43,16 € from Abbvie
  • 25,59 € from Realty Income
  • 55,43 € from Omega Healthcare Investors
  • 34 shares of Vodafone Group worth 49,82 €

  • 21,60 from Lazard
  • 5,41 from Apple Hospitality Reit
  • 18,33 € Exchange Income
  • 48,55 € from Owl Rock Capital
  • 1,67 € from Diversified Healthcare Trust
  • 16,70 € from British American Tobacco

Total of dividends received this week was 342,71 € which is very good. Unfortunately next week will be as uneventful as week before this week. August will most probably be our 2nd worst month in 2022.

Second week of August 2022

This week was very uneventful. We just realized that we had missed the Main Street Capital dividend increase last week. This dividend hike will increase our 2022 dividends approximately by 3,80 €. MAIN also announced additional dividend payment. This extra dividend will increase our 2022 income approximately by 25,56 €. We received only one dividend of 23,82 € from Whitestone REIT.

So far we have collected only 81,57 € investment income in August. Our August dividends have been declining since 2019. We have been slowly changing the course, but we most probably won't meet the 2019 level  this year either.

First week of August 2022

A quiet month's quiet first week is over. We sold small amount of funds and realized 4,68 € profit. We have not yet reinvested that money as we are waiting for more dividends to arrive before we make a new purchase. Still, we made one puchase to improve our August income. We bought 51 shares of Lazard @36,86863 USD. This purchase will increase our 2022 dividend income approximately by 43 €.

As usual, it was again time to make repayment of our investment loan. We paid  291,95 € principal and 38,05 € fees and interests.

The only dividend we received this week was from Verizon. We received 53,07 €. Also Vodafone had dividend payment this week but since we are participating to DRIP we will receive our dividends within 2 weeks as that is the normal time to Vodafone Drip to be sorted out.

End of July 2022

The last week of July was pretty good one. We made a few purchases and received month end dividends. Usually we do not follow our investment value during the quarter but for some reason we did so this week and hit new ATH with our portfolio.

This week's purchases:

  • 18 shares of Kesko A @22,11888 €
  • 22 shares of Bank of Montreal @127,85909 CAD
  • 3 shares of Sampo @42,57 €

This week's purchases will increase our 2022 dividend income approximately by 40 €.

This week's dividends received:

  • -4,86 € to Apollo Investment Taxes
  • 28,98 € from Transcontinental Inc
  • 5,56 € as a remainder of Apollo Investment DRIP
  • 3,23 € from Canadian Imperial Bank of Commerce
  • 19,29€ from Clime Capital
  • 9,17 € from Cohen & Steers Infrastucture Fund
  • 11,39 € from A&W Revenue Royalties
  • 15,29 € from Transalta Renewables
  • 11,19 € from MSC Industrial Direct
  • 15,75 € from LTC Properties
  • 17,46 € from Gladstone Commercial Reit
  • 0,62 € from Gladstone Investment Corp BDC

Total amount of dividends was 133,07 € on last week. That brings July dividends to 754,73 €, which is more than target amount. So far we haven't met target in two months, January and February. We expect August to be a weak month and we will not reach the target of 725 €, not even close. We definitely need to strenghten the middle months of quarters.

3rd week of July 2022

This week we had a nice suprise when we received one DRIP on Friday, earlier than expected.

We sold our position in Carrefour S.A because we do not have interests in increasing French companies in our portfolio. France withholds too much taxes from dividends and the excess amount should be reclaimed back from the French tax authorities after the year is over.  Requesting the taxes back is quite cumbersome as the application cannot be filed electronically. Sending the documents by mail is not free and receiving money order from french authorities costs a few euros. Therefore it is not economically beneficial to reclaim if the excess taxes are small. Instead of increasing positions in France, we decided to close this position and reallocate money somewhere else.

We sold 60 shares of Carrefour S.A. @16,84166 and realised 1,7 € profit. We have received 44,57 € dividends from Carrefour so investment returned us 3,9 % p.a.

We bought 1 share of Sampo @40,75 €. This will not increase our 2022 dividend income.

We received following dividends:

  • 16,41 € from Brandywine Realty Trust
  • 1 share of Main Street Capital as a DRIP worth 39,61 €
  • 3 shares of Apollo Investment Corp as a DRIP worth 38,53 €
  • 6,49 € as a remainder from Main Street Capital drip
  • 5,34 € as a remainder from Apollo Investment Corp
  • 5,61 € from Independence Realty Trust

The tax from Apollo Investment corp DRIP hasn't yet been deducted. That will most probably happen on Monday.

Total amount of dividends this week was 111,99 €, which includes also the tax of the Apollo's DRIP. We will correct that when we know the exact amount in euros. The week was ok. We will most likely meet our monthly target of 725 € this month.

2nd week of July 2022

2nd week of July was pretty ordinary. We received good amount of dividends and made a few purchases.

We also increased our position of Sampo by 1 share @40,57 €. This purchase will not increase our 2022 dividends.

We received following dividends:

  • 24,47 € from Whitestone REIT
  • 9,44 € from Main Street Capital
  • 2 shares of Saratoga Investment worth 44,93

First week of July 2022

Month started quietly. We received some dividends and we made two purchases, one from Australia.

The reason is that we are not so keen to increase our Australian holdings that Australian companies usually pay dividends only twice a year. Therefore our Australian portfolio has remained unchanged for a long time. We had some Australian dollars sitting idle at our account so we spent some time trying to find a new company from Australia. After screening the companies we ended up to two possible candidates. We compared these two companies and selected CSR Limited. The dividend yield is lower than in the company we did not choose but we expect that CSR to have better outlook than the other company. The other company had bad outlook regarding the future revenues. Thus we selected CSR as being a bit less risky investment. Now we have two Australian construction sector company in our portfolio.

We purchased 470 shares of CSR Limited @4,10128 AUD. We are expecting to receive interim dividend in December from CSR. We expect receiving interim dividend of around 40 €. We also increased our position in Kesko by 23 shares @21,00783. This purchase will increase our 2022 dividends by 12,19 €.

We only received following dividends:

  • 21,09 € from Telus
  • 48,17 € from National Australia Bank
  • 35,67 € from Iron Mountain

Total amount of dividends was 104,93 €. The amount is a bit on the low side but still fair.

Last week of June 2022

Second quarter is over. Its time to take a look at portflolio. The markets have declined lately and of course our portfolio hasn't been immune to it either. Even though we kept investing regularly our portfolio went down a bit. Almost every asset class declined a bit except investment funds and coop memberships. We will withdraw some of the Investment funds at the end of  July and we will reinvest money to stocks in early August. So after 3rd quarter investment funds will be again around 9000 €. We are relatively happy that value of our portfolio has gone down only around 3%. It could be a lot worse.
