First week of May 2022

First week of May was quiet dividendwise, but we made some purchases. We opened new position in Alpine Income Property Trust and bought 125 shares @18,578 USD. This purchase should increase our 2022 income approximately by 80 €. We increased our position in Gladstone Commercial Reit by 165 shares @21,09103 USD, adding 130 € to our 2022 dividends. We also increased our position in Capman by 5 shares @2,606 €.

We received following dividends. 

• 51,42 € from Verizon
• 58,55 € from Brickworks
• 16,71 € from British American Tobacco

Total amount of dividends was 126,68, which was decent. 

Last week of April

The last week of April is over and dividendwise the month was best month ever. We are yet to reach the magical 2000 € but this time it was very close. During the last week we received following dividends:

• 10,67 € from MSC Industrial Direct
• 15,27 € from LTC Properties
• 3 shares of Apollo Investment corp worth 36,03 as DRIP
  
• -0,47 for taxes from AINV drip as remainders did not fully cover them.

Total amount of dividends was 193,46 € which is really good. In total we received 1926,60 € dividends in April. 

We also made some transactions last week, and even made one sale. We lowered our position at Nordea Bank by 350 shares @9,36814 €. We downsized the position approximately by 25%. We bought 10 shares of Sampo @47,278 €. After selling part of the Nordea positions, we have a few thousand euros of cash to invest in near future. We haven't decided yet in which companies we will invest though. 

 

3rd week of April

Yet another week is over. Due to easter holidays some of the dividends paid last week arrived this week. We only made one puchase this week. We increased our position in Sampo by 6 shares @48,1266 €. This puchase will increase our 2022 dividends by 24,6 €.

We received totally 439,59 € in dividends this week. At this moment our accumulated dividend income in April is 1730,14 €. This is our best monthly dividend income ever and there are still a few companies paying us dividends this month. For our yearly target pace we have now reached the point where we should be at the end of May. 

2nd Week of April

The second week of April is over. Several dividends will arrive next week's tuesday due the easter holidays. We received dividends from seven companies this week:

• 27,85 € from Transcontinental 
• 22,49 € from Whitestone Reit
• 41,17 € from Telia
• 41,22 € from Algonquin Power & Utilities
• 49,78 € from Spirit Realty Capital
• 16,82 € from Exchange Income
• 8,68 € from Main Street Capital 

Total amount of dividends was 208,01 €. A pretty decent amount. 

We reinvested some of the dividends back to work and bought 10 shares of Capman @2,495 €. 

In April we have received 1290,55 € dividends so far, which makes this month our second best month ever. We might even reach the best month ever before the month is over. The best month was last year's October with 1466,21 € dividends. 

First full week of April 2022

First full week of April is over. This week we received dividends only from handful of companies but amount of dividends was substantial. All dividends received this week were reinvested by friday.

• 14,52 € from Main Street Capital
• 90,06 € from Fortum
• 12,17 € from Kemira
• 33,68 € from Iron Mountain 

Total amount of dividends was 1035,24 € so we reached our monthly target already. Also we reached the cumulative target, so we are now ahead of our target pace, and month has just started. Dividends were reinvested as follows:

• 12 shares of Kesko @23,0875 €
• 10 shares of Kemira @11,979 €

These purchases will increase our 2022 dividends by 122,86 €. 

End of the first quarter 2022

The first quarter is over and it is time to make summary of the portfolio. Our portfolio grew well even  first quarter in market was bearish in general. In our portfolio only the investment funds trailed a bit behind. Our net portfolio grew by 17005,40 € over first quarter and we do have good reserve of cash.

This week's dividends were 339,45 €. Total dividends in March were 930,97 €, which surpasses the monthly target pace. We expect to meet our 2022 target at end of the Q3. 

Fourth week of March

Last full week of March is over. We increased some of our positions by reinvesting received dividends.

We bought 9 shares of A&W Revenue Royalties IN-UTS @40,78888 CAD, 3 shares of Kemira @12.30667 € and 10 shares of Capman @2,454 €. Purchases were small but at least we put dividends back to work. These purchases will increase our 2022 dividend income approximately by 9,30 €

• 1 share of Main Street Capital worth 36,16 €

This week's dividend income was 174,54 €. This is more than what is needed to receive weekly to meet our target so we were able to narrow the gap to our target pace. We are quite happy.

Third week of March

This week was pretty uneventful except for the 15th when we received usual mid-month dividends. We made one purchase this week. We bought 188 shares of Owl Rock Capital Corp @14,1718 USD. This purchase will increase our 2022 net dividend income around 150 €.

This week's dividends were 129,82 €, which is decent amount. Amount of dividends received so far in March is 496,76 and we surpassed whole February's dividends. 

Second week of March

This week was quite good. We received dividends almost every day and we made some reinvestments. We bought 20 shares of Capman @2,6465. We also bought 3 shares of Sampo @40,66333 €. We do have 3000 € left on our investment accounts, but we have not yet decided where to invest that money.

We received 245,13 € dividends this week which is a really good result. 

Last week of February and first week of March

Again two weeks between writing the blog. We have to do better job in future.

We lost Monmouth Real Estate REIT due a acquisition by Industrial Logistics Properties Trust. We received 4301,38 € and realised 1298,32 € profit. Total income from Monmouth Real Estate for us was 1561,58 €, including the dividends. As this was "forced" realization of the investment we started to think what to with the money. As a current uncertainty in market did not encourage us to invest money back immediately and one of our investment loans was about to end soon, we decided to lower our risk and pay back investment loan. So we paid back 1482,31 € for that loan, where 1480 € was principal and 2,31 interests and fees. By repaying the loan a few months earlier we freed up approximately 215 € cashflow in future months. As we expect the markets to fluctuate and decline in near future, we believe that investing the freed cashflow in near future is better choice than invest now. We also paid back one non-investment loan exactly same reasons. We do have still money left from Monmouth to be invested later this month.

We also had regular payment of our remaining investment loan. We paid back 282 € principal and 13,24 interests and fees.

Total amount of dividends in 2 weeks was 259,26 €. February dividends were less than last year's February and we fell even more behind the target pace. Currently we are 486,98 € behind as year 2022 income so far is 1084,83 €.
