2nd week of January

2nd week of January was good dividendwise, as usual. We increased some of our positions this week and received quite a bunch of dividends. We bought 2 shares of British American Tobacco @28,19714 GBP. This purchase will contribute 2,83 € to this year's target. We also bought 11 shares of  Abbvie @108,70804 USD. This purchase will increase our dividend income 2021 approximately by 40,25 €. Even after these purchases we predict that we may not reach our target. As there are always currency fluctuations and suprises in dividend payments. After all we do have significant currency risk. At the moment we are far from the safe zone so we need to increase our positions.

This week Canadian Utilities announced a dividend increase of 1% to 0,4395 from 0,4354. This will increase our dividend income by 0,31 €. It's not much but better than nothing. 

And then to this weeks' dividends:

2nd week dividend income was 170,03 € and whole year to date is 204,23 €. We are a bit behind the target pace. Our current estimation is that January 2021 will be weaker than January 2020 was.

First week of 2021

New year has started. Our 2021 target for received passive income is 6300 €. This means that we should receive on average 525 €/month passive income. Last year our target was 442 €/ month so in our opinion increase is quite ambitious . We really need to work to be able to achieve our goal. 

As usual at the beginning of the month, we paid our investment loan installments. We paid back 501,09 € principal and 24,58 € interests and fees. 

We also made our first purchases for 2021. We bought 50 shares of Cibus Nordic Real Estate AB @ 172,00144 SEK. We also bought 1 share of Whitestone REIT @7,7568 USD and 2 shares of Gladstone Commercial REIT @ 17,9679 USD. The purchase of Cibus will increase our 2021 dividend income by 39 €. Gladstone Commercial REIT and Whitestone REIT purchases will increase our 2021 income approximately by 2,12 €. So on first week we increased our forward dividend income totally by 41,12 €. This increase covers 0,65% of our yearly target.

We received interests from 2020 to our investment accounts. We do not have a lot of cash in our investment accounts but still we were able to receive 0,31 € interests. On first week we received following dividends:

Last two weeks of 2020 and summary of the Year

Last two weeks were quiet and we had a peaceful Xmas. The last dividends arrived and we made 2 very small purchases. 

On 21st of December we bought 1 share of Gladstone Commercial Reit @18,2305 USD and 2 shares of Gladstone Investment Corporation BDC @10,6252 USD

During the Xmas season we received following dividends:

  • 40,34 € from Blackrock Inc
  • 5,25 € from Dominion Energy
  • 18,51 € from Coca-Cola
  • 1 share of Main Street Capital as a DRIP, worth 25,79 €
  • 4,42 € from Main Street Capital from remainder shares.
  • 2,04 € from Cibus Nordic
  • 0,08 € from Gladstone Commercial Reit
  • 0,09 € from Gladstone Investment Corporation BDC
  • 13,09 € from LTC Properties
  • 12,75 € from Transalta Renewables Inc
  • 1,68 € from Methanex.

Total amount of dividends in last two weeks was 124,04 €, which is pretty decent in our opinion. Total amount of the dividends collected in December was 485,65€.

And how about the 2020 target? We set target to collect 5300 € dividends in 2020 and we collected:

We reached the target! On the very last day on the year actually. It was a really close call. This was our 2nd year when we had set target for dividend income, and again we reached it, even though the year was hard for us. We have quite a heavy position in REITs and financial sector which both suffered from COVID-19 and some of our pillarstone companies ceased or decreased dividend payments.

The portfolio had quite turbulance due the COVID-19. We took the end year snapshot of the values of our porfolio.  Below is table of the portfolio by rolling 5 quarters.

We started this tracking in beginning of the 2019, and our gross investment portfolio was 88 262,94 € and net investment portfolio was 78 901,94 €. So during the last two years we have increased our gross protfolio by 94,19% and net investment portfolio by 88,05%. 

And then to 2021. We set our goal a while ago to 6 300 €. This means that we should collect 525 € dividends in every month. We reached this goal only 2 times in 2020, so we really have to work to reach the target. It is doable but again it is quite ambitious goal to reach.

3rd week of December

3rd week of December was a pretty decent week. We received following dividends:

Our bank failed to deliver dividends from Coca-Cola and Main Street Capital dividend was paid late. We sold 150 shares of Telia @34,73 SEK. Now our position at Telia is 500 shares. 

We have so far collected 361,60 € dividends in December.

Second week of December

Second week was a nice week. We received dividends four days out of five. Dividend payments, even small ones, give us nice motivation boost to invest more. We received

Total dividend income was 126,59 €. We are quite happy.

We also purchased 13 shares of Simon Property Group @91,78462 USD and raised our total holding at SPG to 29 shares. 

The currency rates have not been favourable to us and now our prediction shows that we do not meet our target this year after all. We will probably land short by 25 €, if we receive all the dividends on time. This is not so sure considering that our bank has been incredibly unreliable lately.

Total amount of dividends received in December so far is 166,83 € and in 2020 4994,68 €.

First week of December

Monday was last day of November and we received our last dividends of the month. We received:

Our bank failed to deliver us Cibus Nordic dividends on time. November was our best dividend income month this year. We received total of 585,90 € dividends in November. 

Our December started with usual investment loan payment. We paid back 501,37 € principal and 24,32 € interests and fees. We also received our first dividends of December:

This was a decent start for December. We received 40,24 € Dividends in first week of December. As Brookfield announced buying Genworth MI Canada stocks, we decided not to wait for resolution but sell the stock and find a replacement. We sold our position of 140 shares of Genworth MI Canada @43,7142 CAD. We bought it @35,2500 CAD so we realised 8,4642 CAD/share profit. To replace this share we bought 275 shares of Manulife Financial Corp @22,72 CAD.

3rd and 4th week of November

We did not had time to update blog last week so we do the 2 week recap now. Dividendwise weeks were pretty good. We received following dividends:

Our bank failed to deliver us remainder of Main Street Capital DRIP and Tesco PLC dividends.

MSC declared special cash dividend of 3,50 USD payable december 15th. This will increase our 2020 dividends by 44,98 €.

Hp Inc annouced dividend increase by 10%. This will increase our 2021 dividends by 0,30 €.

We bought 21 shares of LTC Properties @39,1375 USD. This will increase our dividend income approximately by 5,70 € in 2020.

We have received 516,87 € dividends in November. November is currently our second best month this year right after February. If we receive all the dividends which should arrive November will be the best month this year. Current estimation shows that we might reach the target of 5300 after all, thanks to MSC special dividend. It will be close call.

2nd week of November

Again one quiet week is over. Only three dividend payments received and made one purchase with dividends. 

On Thursday we received 17,63 € from Whitestone REIT. On Friday we received 1,79 from British American Tobacco and 10,39 € from Exchange Income. Once again our bank failed to transfer us dividends from Realty Income and Main Street Capital.

We bought 1 share of LTC Properties @36,5115 USD.

We have collected 240,43 € dividends in November.

First week of November

A new month started. We paid our monthly investment loan installments. We paid back 500,61 € principal and 25,1 € interests and fees. Our investment loans have a fixed principal amount and fees and interests are added to the installment. So our installments varies depending how many interest days there are between the payments. We usually round up the payment to even number so actually the principal paid back varies a bit. Our normal principal payment is 494,69 €/month. 

On November 2nd we received all our dividends due this week. We received 164,91 € from AT&T and 45,75 € from Verizon

We reinvested the dividends and bought 4 shares of Iron Mountain @26,664 USD and 1 share of Johnson & Johnson @139,53 USD. Only Johnson & Johnson pays dividend this year and thus increases our this year dividend income approximately by 0,73 €. We also bought 50 shares of Canadian Utilities @31,90 CAD. This will increase our dividend income by 11,69 € in 2020. 

We have received total of 210,66 € dividends in November and 4 452,60 € in 2020. Our target was 5300 € so we have now received 84 %. As stated earlier we will not reach the target.

Last week of October

This was a pretty decent week. We finally received missing dividends we have been waiting for. On Tuesday we received 20,99 € from Realty Income Corp and on Wednesday 48,06 € from Telia. On Friday we received following dividends:

We reinvested our dividends and bought one share of Abbvie @85,6177. Abbvie also announced dividend increase of 10,2 % this week. This purchase does not increase our 2020 income but dividend increase and purchase will increase our dividend income by 6,40 USD in 2021. 

Our October dividend income was 438,26 € in total. A bit less than our target was but we managed to increase our income by 36,56% from 2019 October. We are now 178,06 € behind our 2020 target. If our prediction is correct we will receive around 5250 € out of 5300. This is pretty good result considering that covid-19 surprised us.
