First week of June

Our week started with negative investment cashflow events. Repayment of the investment loan was on Monday. We paid 213,00 € capital,  6,10 € interests and 2,30 € fees.Total payment was 221,40. Now we have 8 296,00 € loan left.

On Monday we bought 5 shares of Dominion Energy. A bit expensive for our liking. By making this transaction we eliminated account management fees for Q3. We paid transaction fees 3.37 €, and now we have free account management for next quarter. Normal fee from bank is 1.95/month. This way we saved 2,48€ of fees and increased slightly our invested capital. We receiced 38,04 CAD dividends from Canadian Utilities after taxes deducted. This is approximately 25,26 €.

On 5th of June we received interests from May. Interests were 14,05 CAD, approximately 9,33 €.

On Thursday we received quarterly dividend from Nokia. Nokia changed its dividend policy from yearly dividend to quarterly dividend. Even though we get our money a bit later than in earlier years, we warmly welcome this change. We received 10€ from Nokia, no fees and no taxes deducted. On the same day we received dividends from Southern Company. We received 11,49 € after fees and taxes deducted.

Total capital gains from first week of June was 56,08 €.

End of May

On 22nd of May Ocean Yield paid us 49,97 € dividends. The Ocean Yield is still on the "sell" list because norwegians take too much taxes. Now Norway owes us 12,66 €. Another solution would be to increase positions heavily on Norway to make the extra work meaningful. Claiming back the excess taxes will cost around 4-5 € and will take few hours of time. It is shame that Norway started this idiocy. It would be great if every small investor in the countries with tax treaty would claim back taxes transaction by transaction. We bet that they would change back to old way of doing this just because handling those applications would cause awful workload and cost more money than what they expected to get.

On 24th of May we received 24 € interests from coop memberships. So far we have received 44 € interests from our coop memberships. This is not awfully lot, but investment is almost as safe than keeping money on the bank account. At the moment our received interest rate is 2,93% p.a. We are expecting to get a bit more interests on June.

At the end of the month we received our usual end month dividends from LTC Properties and Gladstone Capital. From LTC Properties we received 7,11 € after taxes and fees deducted. From Gladstone Capital we received 4,71 €.

Now we have accumulated total of 2370,49€ of capital income. Our target for this year is 3892,78€. So we have collected 60,89% so far.

Mid-month dividends and minor adjustments

The usual mid-month dividends received. We received 18,25 CAD dividend from Exchange Income Corporation, 42,90 CAD dividend from Inter Pipeline. These were our Canadian dividends.

From US we received  49,21 € dividends from Omega Healthcare and 15,95 € from Main Street Capital. On next day, 16th of May we received 16.85 € dividend from Realty Income and 22,37 € from Senior Housing Properties.

We sold our position on Corus Entertainment, unfortunately only after the crash, on 16th of May. We were about to sell it anyway. Now we realized only 26 CAD profit on this transaction. We increased our position in Dream Global REIT by 50 shares.

Now we have collected 58,69% of our expected passive income, So we are on the track.
We made small adjustment to our expectation by removing the taxes. Now our expected net dividend income is 3892,78€. Earlier the expected amount was gross amount. Now it is easier to track progression.

Yet another slow week

Week started by receiving interest. We received 12,50 CAD interest, which is approximately 8,31€. On Friday we received 49,51 € after taxes and fees dividends from Whitestone REIT.

We bought 15 shares of Telia Company. The trading costs are not important here because our bank charges 1.95€/ month upkeeping fee for inactive accounts. Account is seen as inactive if there has not been any transactions within last quarter. This evaluation if account has been active or not is made at the start of every quarter. Now when we bought 15 shares of Telia and paid 56 cents as a transaction fee, we actually saved 5,85-0,56=5,29 €. Next time we have to buy shares to that account is by end of September. As we have several accounts, we still have one account left, where we have to do small investment to keep that account as active.

Now our accumulated capital income is 2122,36€.

Week 18

The end of the month was pretty active time for us. We bought some shares and we received few dividends. We are still arranging our other liabilities to improve our free cashflow in the future.

In this week we bought 125 shares of Dream Global REIT. This will add approximately 7 CAD/month to our dividend cashflow. We also increased our position at Main Street Capital with 25 shares. Our planned position at Main Street Capital is almost reached now and we planned to put buys on hold for a while for this share.

We made repayment of our investment loan. We paid 8,36 € interests and expenses and 213€ capital.

From Gladstone Capital we received 4,70 € after fees and taxes deducted. LTC Properties paid us 7,08 €.

May started with quarterly dividends from AT&T was 96,37 € after fees and taxes. Another telecom company that paid us dividends was Verizon Communications Inc. We received 44,94 € from Verizon.

This weeks total dividend income was 153,09 €. Net cashflow was a bit negative in this week as we paid investment loan installment.  We are thinking if we should start tracking the investment cashflow more. 

Now we have accumulated total of 43,13% of our target passive income. This is pretty good because our target was gross dividends, and we follow net dividends.

slow week

Nothing really happened.

We received 20 € interests from Coop memberships and 10 euros was automatically transferred to funds.

Excess dividends after DRIP from HSBC received. On Friday we received 3,68€ after fees deducted.

This year so far we have had 3 weeks without passive income and 1 weeks with less than 10 euros passive income.

Mid-April dividends

The week started with dividends from Canadian and US companies. From Inter pipeline Ltd we received monthly dividend 36,46 CAD after taxes witheld, which is approximately 24,20 €. Another Canadian company, which pays us monthly dividend is Exchange Income Corp. From Exchange Income we received 15,51 CAD, which is 10,30 €.US companies who paid us on Monday were Main Street Capital, Realty Income Corp and Whitestone Reit. From Main Street Capital we received 12,56 € after taxes and fees, from Realty Income Corp 16,70 € and from Whitestone Reit 49,15. We just realized that our monthly dividends at middle of the month are over 100 euros.

On 18th of April we received DRIP shares from HSBC Holdings. We received 5 shares. Our position at HSBC is now 221 shares. the value of the shares was approximately total of 38,58 €. We also received dividends from Sampo 169,86 € after taxes witheld. From Telia Company we received 57,34 € after taxes and fees deducted.

Total amount of net dividends received in week 16 was 378,69 €. Pretty good week. Now our total net divideds for the year is 1875,78€ and other capital income 11,99€.

14th week of blogging

On Monday we received dividends from Nordea. We received 591,15 € after taxes deducted.

Now our total net dividend income year to date is near 1500 €, 1497,02 to be exact. We calculated that our estimated yearly passive income will cover 10% of our yearly expences. So one milestone reached.

summary of first quarter and start of the 2nd.

Our investment activity is still on low since we are focusing to reducing risks by paying some of the non-investment related loans. We are going to do so for the next 6 months.  

Week 11 

The week was very quiet. The only company that paid dividends to us was Main Street Capital. We received 8,58 € after taxes and fees deducted. Nothing else happened.

Week 12 

 The last week of the March. We received dividends from LTC Properties. The net dividend was 7,06 €. We also received 4,98 € net dividends from Gladstone Capital. Also Corus Entertainment paid us 5,10 CAD dividends, taxes deducted. This was approximately 3,41 €.

Summary of the first quarter. 

Our passive income in Q1 was lower than last year. The reason for this was that one company will pay dividends in April instead of March.  We received total of 820,38 € passive income in first quarter. We bought few shares of AT&T, Nordea, Canadian Utilities, Main Street Capital, Inter Pipeline and Gladstone Capital. Also reinvested Verizon Communication dividends.

Week 13

 We paid back 213 € of our investment loan and paid interests 8,71 €. Total payment was 221,71 €. 2nd April we received dividends from Kojamo 21,60 € after taxes deducted. 4th April Coca-Cola paid dividends. We received 19,67 € after taxes and fees deducted. Outokumpu paid its dividends on 5th April. After taxes we received 55,87 €. We bought 22 shares of Main Street Capital with total of 749,36 €.

and one month later

A small break on writing the blog, but we as still trying to increase our dividend income. This text covers time from 18th Feb. to 18th Mar. Instead of investing more we decided to rearrange some of our liabilities at the end of the February to increase our cash flow in the future.  

Week 7
On 19th Feb we received dividend from Main Street Capital. The net dividend was 8,65 € after taxes withheld and fees deducted. We accidentally bought 1 share of Inter Pipeline at price of 21,32 CAD, because dividend reinvestment setting was on. Our own costly mistake. We lost few euros to service fees. Not really a big catastrophe.  22nd February we received dividend from Senior Housing Properties Trust net total of 57,53 € taxes withheld and fees deducted.

Week 8
First dividends of the week we received from Ocean Yield. This company is marked as "sell" in our portfolio. The reason is that norwegians changed how they treat foreign investors. Instead of following the tax treaty, they will withhold 25% taxes, instead of 15% as they did earlier. Of course investors can claim excess 10% taxes back later, but they have done this process so bureaucratic. No worth of time and effort. Easier to sell norwegian shares than spend time and money to claim excess taxes back. These shares will be sold right after position is on green (a bit on red now) or latest on end of the year. And the dividends were 49,71 € taxes withheld and fees deducted. Norway owes us now  6,63 €.

At the end of the month we received dividends from two companies. The first one was Gladstone Capital. The dividend after taxes and fees was 4,63€. Second one was LTC Properties. Net dividend was 6,98 €.
The first day of March we received dividend from the Canadian Utilities. The dividend after taxes was 32,33 CAD, approximately 21,59 €. We made repayment of our investment loan. Paid 213 € of capital and 8,23€ interests and fees. After the payment our investment loan capital is 8935 €.

Week 9
As said earlier we rearranged a bit of our liabilities and due that our investment activity has been low. On 4th of March we bought 50 shares of Nordea with price 7,703 € fees included We also bought 5 shares of  AT&T with price of 29,80 USD fees included. On 8th of March we bought 25 shares of Main Street Capital with price of 36,97 USD fees included.

We received dividends from two companies on week 9. First we received dividends from Southern CO. Net dividend was 11,10 €. Second company that paid dividend was Kone. From Kone we got 86,05 € Taxes withheld.  

Week 10
The middle of the month is pretty active since we have some companies which pay monthly dividend approximately on 15th of every month. First from Whitestone Reit we received 49,12 €. We also sold some funds and we got 81,38 €, realising the profit of 1,38 €. From Inter Pipeline we received 36,34 CAD or 24,08 €. Exchange Income net dividend was 15,51 CAD or 10,28 €.  From Realty income we received 16,66 € net dividends.

Investment income in this year so far
We have received net dividends of 785 € and other capital income 11,65 €. Now we are 3989,77 € short from our yearly goal of 4786,43€. We are more or less on track since at least some of the companies have annouced dividend increases and none has announced cutting dividends.
